Eldridge Capital Management has provided a $278 million refinancing loan on Ten Twenty Spring, a newly delivered Class A office tower in Atlanta owned by Portman and funds affiliated with Blackstone Real Estate. Eldridge has supported the property since its construction phase, and the new financing follows the building’s completion in December 2024.

Ten Twenty Spring rises 25 stories and contains 540,000 square feet of office space. The tower is positioned as a high-end workplace asset, with a focus on amenities and tenant experience. The building is part of the broader Spring Quarter mixed-use development in Midtown, which also includes a 370-unit residential tower, further reinforcing the location’s live-work-play environment.

Amenities at Ten Twenty Spring include an indoor-outdoor bar and a rooftop omakase venue, offering elevated food and beverage options for tenants and visitors. The property also features 16,000 square feet of private office terraces that provide outdoor access directly from tenant spaces. Additional components include a coworking lounge, historic gardens integrated into the site, and ground floor retail intended to activate the streetscape and serve both office users and neighborhood residents.

The building has attracted a roster of professional services and financial tenants. Ernst & Young has committed to space at the property, as has law firm Reed Smith. Pinnacle Financial Partners has announced plans to establish its new corporate headquarters at Ten Twenty Spring, occupying five floors in the tower. The headquarters commitment underscores the building’s positioning for corporate users seeking modern space in a central location.

On the retail side, Sozou, a modern Japanese dining concept by chef Fuyuhiko Ito, is slated to open on the ground floor this summer. The restaurant is expected to complement the building’s other amenity offerings and contribute to activity within the Spring Quarter development.

Ten Twenty Spring’s integration into the Spring Quarter mixed-use project situates the office asset within a larger urban district in Midtown. With new office space, residential units, dining, and landscaped outdoor areas, the development is designed to support daily use beyond standard office hours. The refinancing by Eldridge Capital Management extends institutional capital support for the property as it continues to lease up and mature within Atlanta’s office market.
