ECI Group Breaks Ground on $60M Mixed-Use Project in Richmond Hill, GA

ECI Group (ECI) has officially broken ground on The Averly Richmond Hill, a $60 million mixed-use development located along Ford Avenue in Richmond Hill, Georgia. The project will include 291 residential units and over 3.5 acres of retail pad sites.

ECI Construction is serving as the general contractor for the development. Construction financing is being provided by Synovus and CIBC. The retail pad-ready sites are expected to be delivered in the first quarter of 2026 and will be available for ground lease. Ashley Smith and Tyler Mouchet of Colliers | Savannah have been selected to market the retail space.

Behind the commercial areas, ECI is developing 291 high-quality residential units. These will include 243 one-, two-, and three-bedroom apartment homes, as well as 48 spacious three-bedroom townhomes featuring two-car garages.

Residents will enjoy an array of upscale amenities including an 8,400-square-foot clubhouse, clubroom, state-of-the-art fitness center, co-working space, automated package facilities, a resort-style swimming pool, and a dog park.

ECI Group has been active in the Savannah metro area since 2015, having previously constructed one project and acquired another, marking this latest endeavor as a continued investment in the region’s growth.

This marks a significant step in the region’s development, enhancing both residential and commercial opportunities in the Richmond Hill area.
