The Durst Organization has launched marketing for a block of up to 600,000 square feet of Class A office space at 114 W. 47th St., describing it as the largest contiguous availability currently on the market in Midtown. The 26-story tower, located just off Sixth Avenue, is being positioned as a rare opportunity for a single occupier to secure control of an entire building in a prime Midtown business corridor.

Durst has engaged global architecture and design firm HOK to lead an extensive redesign of the building’s lobby and amenity areas. The planned work aims to reimagine the arrival sequence and shared spaces, with a new, more prominent canopy intended to strengthen the property’s street presence and visibility along the corridor.

As part of the repositioning, Durst is offering naming rights tied to a large block of space, giving a prospective lead tenant the potential to elevate its branding on a Midtown tower. Ownership is emphasizing that the scope of the lobby and amenity overhaul is designed to align the property with current expectations for modern Class A office environments.

The comment underscores Durst’s strategy of pairing large-block availability with a capital investment in the building’s common areas and identity.

Leasing efforts at 114 W. 47th St. are being led by an in-house Durst Organization team of Tom Bow, Eric Engelhardt, Rocco Romeo and Nora Caliban. They are working in partnership with a CBRE agency leasing team that includes Mary Ann Tighe, Evan Haskell, Charles P. Laginestra, Caroline Merck and Natalie Chung. Together, the teams are marketing the tower to prospective single and multi-floor tenants seeking Class A space in Midtown.
