**Dunkin’ Opens New Location in Downtown Philadelphia**

Colliers has announced the grand opening of a new Dunkin’ store at 1204 Chestnut Street in Philadelphia. The 1,700-square-foot space is operated by franchisee Brian McCauley of Shah Management Co.

Representing the landlord, Hawkins Way Capital, in the lease transaction was a Colliers team led by Senior Associate Alexandra Sayer and Broker Larry Steinberg.

The new Dunkin’ is located beneath the Found Residences Philadelphia and is just steps away from the recently completed 19-story Jefferson Honickman Center and Plaza. This marks the first of two new Dunkin’ locations planned for the area, with a second location currently under construction at 10th and Chestnut Streets.

The 1204 Chestnut Street store is expected to create between 20 and 30 local jobs. According to Colliers’ recent Retail Market Statistics report, Philadelphia’s retail vacancy rate stands at 4.2%, placing the city fourth among the top 10 U.S. retail metro markets—underscoring a strong demand for retail space in the region.
