"Duluth Playhouse Receives $29M Revamp and Takes Over Sherman Theatre"

The historic NorShor Theatre in Duluth, Minnesota has officially been transferred to the Duluth Playhouse by Sherman Associates and its development partners. This marks a significant milestone for the city as it now owns this nearly 60,000 square foot state-of-the-art arts center.

Under a unique partnership between Sherman Associates, Duluth Playhouse, and the City of Duluth, this project was completed in 2017 with an investment of $29.5 million. The result is a contemporary regional arts center that includes a main stage theatre with seating for 605 people, as well as a wine bar and music/theatre classrooms.

This ambitious project utilized over ten sources of financing including private and public debt/equity investments along with tax credit allocations from various organizations such as tax increment financing (TIF) funds and grants from both the playhouse itself and the City of Duluth. With its completion comes new opportunities for community-based performing arts education programs at NorShor Theatre – truly making it an invaluable asset to residents in this vibrant region.
