**DRA Advisors and Mainstreet Capital Sell Fully Leased Charlotte Office Building to Messer Financial Group**

DRA Advisors and Mainstreet Capital have sold INQ @ 2401, a 162,372-square-foot, single-story office building located at 2401 Sardis Road in Charlotte’s Crown Point neighborhood. The buyer, Messer Financial Group, has been a tenant in the building since 2020 and recently expanded its occupancy by 60%. With this expansion, INQ @ 2401 has reached full occupancy.

The sale was brokered by CBRE’s investment sales team, including Patrick Gildea, Matt Smith, Joe Franco, and Stephanie Spivey, who represented the sellers in the transaction.

Originally built in 1989, INQ @ 2401 underwent a significant renovation in 2016 aimed at modernizing the facility for larger back-office users. Since then, nearly $5.75 million has been invested in capital improvements. The property benefits from its convenient proximity to retail and lifestyle amenities such as Mora Point Retail Center, Meridian Place, and Bainbridge Matthews.
