Pflugerville is embarking on a major downtown revitalization initiative in an effort to distinguish itself from the surrounding suburbs of Austin.
Known as Downtown East, this 29-acre mixed-use development will expand Main Street and feature a community plaza, new city hall, parking garage, and recreation center. Situated at the intersection of Farm to Market Road 685 and Pecan Street, Downtown East will also offer retail and office space.
The project will be completed in stages with the first phase expected to finish by fall 2026 at an estimated cost of $223 million. A groundbreaking ceremony was held on December 2nd to mark the beginning of construction.
Griffin Swinerton LLC has been selected as the master developer for Downtown East. The company has entered into a ground lease agreement with Pflugerville for the entire 29 acres where they will oversee retail leasing for at least phase one. This exciting venture is set to transform Pflugerville’s downtown area into a vibrant hub for residents and visitors alike.
