A paved parking lot at 1823 Cadiz Street in Downtown Dallas could soon transform into a major new development. Spanning approximately two-thirds of an acre, the site has been listed for sale by Tanya Ragan and Wildcat Management, offering a rare opportunity for extensive redevelopment in the heart of the city.
Potential plans for the Farmers Market District property include a 250-unit residential apartment complex, a 200-key hotel, or a mixed-use project that combines retail, dining, and large-scale residential or hospitality developments. One key feature that enhances the site’s appeal: there are no height restrictions, opening the door for significant vertical construction.
Located just blocks from the $3.7 billion Convention Center redevelopment project, the site is also part of the Newpark Tax Increment Financing (TIF) District and is within a federally designated Opportunity Zone. These designations provide enticing financial advantages, including possible property tax abatements and substantial investment tax incentives.
Wildcat Management engaged architecture firm Merriman Anderson Architects and development consultant John Carruth to analyze various feasibility options for the site.
