Dorchester Multifamily Portfolio Trades: Vacant Buildable Lot Included

The Fuller Street Portfolio, a collection of 12 multifamily units in Boston’s Dorchester neighborhood, has been successfully sold by Marcus & Millichap for $3,995,000. Leading the sale were SVPs Evan Griffth and Tony Pepdjonovic who represented the seller and secured a private investor as the buyer.

Comprising of two six-unit buildings and an empty buildable lot at 46-48 and 301-305 Fuller St., this portfolio was well-maintained for over twenty years with evident pride of ownership. According to Pepdjonovic, this played a crucial role in attracting buyers during the marketing process which lasted less than one week. The deal ultimately closed above asking price with no contingencies.

Griffth noted that what made this opportunity even more attractive was the inclusion of an undeveloped lot at 305 Fuller St., making it a rare find for investors looking for both immediate returns and long-term potential. This successful transaction marks their sixth sale in Dorchester within just two months.
