**Distyl AI Leases Full Floor at 135 Madison Avenue in Midtown South**

Koeppel Rosen LLC, the leasing and management agent for the Rosen family portfolio and caretaker of several historic office properties in Manhattan, announced that Distyl AI Inc. has signed a lease for the entire 10th floor at 135 Madison Avenue in Midtown South. The lease encompasses 15,038 square feet of office space.

Distyl AI, a developer of AI-native operational systems for Fortune 500 and Global 2000 companies, specializes in turning complex business knowledge into scalable, auditable workflows. The company, backed by top venture capital firms and founded by industry veterans, is focused on driving enterprise innovation from its Manhattan location.

Max Koeppel, Director of Leasing at Koeppel Rosen, represented the ownership in the transaction, while Savills Inc. represented Distyl AI.

Earlier this year, Courier Health, Inc. also signed a lease of equal size—15,038 square feet—for the entire third floor of the same building. Other notable tenants at 135 Madison Avenue include WeWork, Blender Workspace, and FLOS. The ninth floor is currently available for lease.
