"Discover the Expansion of Pannikin Coffee & Tea from San Diego to Oceanside"

Urban Property Group (UPG) has successfully secured the lease for Pannikin Coffee & Tea’s new location at 322 N. Cleveland St. in Oceanside. The café will be situated on the ground floor of a historic building, occupying approximately 2,000 square feet and an adjacent outdoor patio.

The property owners enlisted UPG to assist with leasing the former Bunker House Cafe, which is located in one of Oceanside’s oldest brick buildings from the late 1800s that still stands today. Pannikin Coffee & Tea has been serving San Diegans since 1968 at their original location in Leucadia, also housed within a historic building.

According to UPG principal Serena Patterson, “Pannikin is a beloved family-owned café with a strong community following that perfectly aligns with Oceanside’s vibe.” She added that this was an excellent opportunity for UPG to support local expansion plans while occupying such a beautiful historical building in Oceanside.

Both Patterson and UPG representative Amy McNamara represented both parties involved – landlord and tenant – throughout this process.

This news marks another milestone for Pannikin Coffee & Tea as they expand from San Diego into neighboring city Oceanside without any mention of Connect or Connect CRE or Connect LA.
