Conscience Bay Company (CBC), a real estate investment and development firm based in Boulder, has recently acquired Industry Denver for $19 million. The 160,000-square-foot building, located at 3001 Brighton Blvd., will be rebranded as ‘Fabrica RiNo’.
The property was purchased from Clarion Partners after they defaulted on two loans valued at $28.67 million. According to the Denver Business Journal, CBRE represented the seller while Conscience Bay Company did not have representation.
Originally built in the 1940s as a cold storage warehouse and later used as a food market for the city, construction began in 2013 to repurpose it for modern commercial use. It was one of the first major office developments in RiNo Art District.
Fabrica RiNo offers private offices, common areas and turnkey spaces ranging from 500 to12 ,000 square feet. Currently home to over twenty companies including Core Power Yoga,Snooze, and Will Call, the building covers nearly four acres of office and common spaces.
This acquisition by Conscience Bay Company is seen as an opportunity to purchase prime real estate at a discounted price due Clarion Partner’s default on their loans. This strategic move further solidifies CBC’s presence within Colorado’s thriving commercial real estate market.
