**DHS Purchases 418,000-Square-Foot Warehouse in Surprise, Arizona**

The U.S. Department of Homeland Security (DHS), including U.S. Immigration and Customs Enforcement (ICE), has acquired a 418,000-square-foot industrial facility in Surprise, Arizona, for more than $70 million in an all-cash transaction. The property is located near Sweetwater Avenue and Dysart Road.

Originally developed by Rockefeller Group, the facility—formerly known as the Surprise Pointe Commerce Center—was designed to accommodate between one and four tenants. The acquisition represents a strategic investment by DHS in a key logistics and operations location.

According to a 2024 project brochure, the building features 84 dock doors, 466 auto parking spaces, 103 trailer parking spaces, and 2,484 square feet of office space. Geographically, the site offers a nine-minute drive to Loop 303 and is approximately 30 minutes from TSMC’s rapidly growing north Phoenix campus.

Commercial real estate giant CBRE was previously involved in leasing the property prior to the sale.

This strategic acquisition underscores the federal government’s ongoing expansion of its logistics and operational infrastructure in the Phoenix metropolitan area.
