Development OKC Mixed-Use Development Secures $135M Construction Loan from IPA

Institutional Property Advisors (IPA), a division of Marcus & Millichap, successfully arranged $135,330,000 in construction financing for the first phase of a mixed-use development in Oklahoma City’s Innovation District. The IPA team – composed of Todd McNeill, Sunny Sajnani, Travis Headapohl and Christina Fine – represented Gardner Tanenbaum and Robinson Park along with the City of Oklahoma City.

Spanning 400,000 square feet across three main elements centered around the existing Beacon of Hope landmark – an office tower; MAPS 4 Innovation Hall; and future hotel development – this complex financing was structured by aligning three banks with PACE financing as well as new market tax credits combined with upfront city investments via TIFs and direct investment.
