**Lexington Commons Development Gains Approval in Sugar Land**

Plans are moving forward for a new mixed-use development in Sugar Land, Texas, following the city’s recent rezoning approval. The project, led by Planned Community Developers, is set to bring medical office buildings, restaurants, and retail to an eight-acre site near the Smart Financial Centre.

The new development, named Lexington Commons, will be located in the Telfair community, between Highway 59 and Lexington Boulevard. The site is adjacent to the future University of Texas MD Anderson Cancer Center, which was recently announced.

According to Community Impact, Lexington Commons is expected to contribute to the ongoing growth of Sugar Land’s south side by providing both professional and medical office spaces, in addition to dining and retail options.

The project will be executed in two phases:

– **Phase 1:** Two office buildings and a parking garage
– **Phase 2:** One office building and a parking garage

Construction on Phase 1 is slated to begin this fall, with a projected completion date in the first quarter of 2027. The start of Phase 2 will be determined based on leasing progress from the first phase.
