**Lexington Commons Development Approved in Sugar Land**
Sugar Land city officials have approved a rezoning request that will pave the way for a major mixed-use development near Smart Financial Centre. The project, known as Lexington Commons, is being led by Planned Community Developers and will bring medical office buildings, restaurants, and retail space to the area.
The eight-acre site is located in the Telfair community between Highway 59 and Lexington Boulevard. It sits adjacent to the newly announced University of Texas MD Anderson Cancer Center, further positioning the area as a growing hub for healthcare and commercial development.
According to reports, Lexington Commons will be developed in two phases:
– **Phase 1:** Two office buildings and a parking garage
– **Phase 2:** One additional office building and a second parking garage
Construction on the first phase is expected to begin in the fall, with completion targeted for the first quarter of 2027. The start of the second phase will be determined by the leasing progress of Phase 1.
Lexington Commons is set to enhance the southern portion of Sugar Land with new professional and medical office space, as well as dining and shopping options.
