**Lexington Commons Project Moves Forward in Sugar Land**

Sugar Land has approved a rezoning request that paves the way for a new mixed-use development near the Smart Financial Centre. Planned Community Developers is advancing plans for Lexington Commons, an eight-acre project set to rise in Telfair between Highway 59 and Lexington Boulevard.

Situated next to the upcoming University of Texas MD Anderson Cancer Center, Lexington Commons will introduce a mix of medical and professional office space, as well as restaurants and retail options. The project aims to strengthen the city’s south side as a hub for healthcare and commerce.

Lexington Commons will be developed in two phases:

– **Phase 1:** Two office buildings and a parking garage
– **Phase 2:** One office building and another parking garage

Construction on the first phase is scheduled to begin this fall, with completion projected for the first quarter of 2027. The timeline for the second phase will depend on the leasing progress of Phase 1.

This development is expected to contribute significantly to Sugar Land’s ongoing growth, especially in the healthcare and professional services sectors.
