### Developers Eyeing Hutto for Massive Mixed-Use Project

Capland Development is in the early stages of planning a vast 257-acre project in Hutto, Texas. Named **Gateway at Hutto**, the development is expected to feature:

– **Multifamily Housing**: 29 acres with 730 units
– **Townhomes**: 13 acres with 125 units
– **Single-Family Homes**: 68 acres with 285 homes
– **Mixed-Use Commercial Space**: 58 acres comprising 660,000 square feet of office space, retail, a hotel, and a conference center
– **Open Space**: 74 acres, including a central lake

The site is located at East Wilco Highway and County Road 137.

According to **Austin Business Journal**, developers will need to address key infrastructure concerns, including road access and water and wastewater systems. Rialto Studio Inc. has been designated as the project’s land planner. A timeline for the development remains uncertain, as progress will depend on obtaining the necessary permitting approvals.

Hutto, situated about 30 miles northeast of Austin, has experienced rapid growth, with its population nearing 40,000 residents.
