Roosevelt Row, a popular arts district in Phoenix, is set to potentially welcome a new 30-story mixed-use tower. The proposed development by Mainstreet Capital Partners would feature 297 apartments and over 8,000 square feet of retail space along with a restaurant on the site currently occupied by an auto shop. Before construction can begin, approval from the city planning authority is required.
According to reports from the Phoenix Business Journal, if approved this project would increase the maximum building height allowance from 250 feet to 325 feet (a significant increase of up to 30%) and also allow for up to a50% increase in density. This means that Mainstreet Capital Partners could build their proposed tower and expand their total number of units from originally planned at218 units up to297.
Mainstreet Capital Partners has also recently submitted plans for another development – this time consisting of75 boutique apartment units (see photo) within an existing Camelback office complex located at Camelback Road and26th Street. The project will replace an existing parking garage on-site atCamelback Lakes office complex.
