**Developer Plans Massive Master-Planned Community East of Dallas**

Main Square Development is setting its sights east of Dallas, with plans for a large-scale, master-planned community situated along Griffith Road and FM 245 in Terrell, Texas—approximately 30 miles from downtown Dallas.

The proposed development, named Terra Nova, is set to span 1,531 acres and is expected to bring a mix of residential, commercial, and recreational components. According to reports, the project will include:

– Approximately 1,200 multifamily residential units
– About 112 acres of commercial space
– Roughly 145 acres designated for parks and trails
– A potential 2,600 single-family homes

The Terrell City Council is scheduled to vote on the proposal in August. If approved, construction on the first phase—focused on residential development along Griffith Road—could begin later this year. Commercial elements are planned to follow in subsequent phases.

Terrell, home to more than 21,000 residents, is part of rapidly expanding Kaufman County. Recent U.S. Census Bureau data shows that Kaufman County experienced the second-fastest percentage growth in the nation between 2023 and 2024, signaling strong demand for new housing and infrastructure in the area.

With Terra Nova, Main Square Development aims to tap into this growth, providing housing and amenities that cater to both current residents and new arrivals seeking proximity to the Dallas metro area while enjoying a more suburban lifestyle.
