**Massive Master-Planned Community Proposed East of Dallas**

Main Square Development is proposing a large-scale master-planned community in Terrell, Texas—about 30 miles east of Dallas. The project, known as Terra Nova, would span 1,531 acres along Griffith Road and FM 245.

The planned community is expected to include approximately 1,200 multifamily units, 2,600 single-family homes, around 112 acres of commercial space, and 145 acres dedicated to parks and trails, creating a balanced blend of residential, commercial, and recreational areas.

A vote on the project is scheduled to go before the Terrell City Council in August. If approved, construction could begin later this year, with the initial phase focusing on the residential portion along Griffith Road. Commercial components of the development would follow in subsequent phases.

Terrell, part of rapidly expanding Kaufman County, has over 21,000 residents. According to recent Census Bureau data, the county experienced the second-fastest percentage of population growth in the nation between 2023 and 2024.

Main Square Development is betting on Terrell’s growing appeal to offer a convenient and vibrant community for residents seeking more space while staying within commuting distance of Dallas.
