Developer Plans for Kyle Mixed-Use Project

A developer based in San Antonio has plans for a 99-acre mixed-use project in Kyle, which will be named “The Grove.” The development, located at 1100 E. Farm to Market Road 150 and led by Streamline Advisory Partners, will feature a grocery store and affordable housing.

The project will offer various types of housing options including up to 400 single-family homes or townhomes, as well as 300 market-rate multifamily units. Additionally, there are plans for approximately350 affordable units that would be priced below the market rate for tenants with incomes below60% of the region’s median family income.

Commercial space is also included in the development plan with65,000 square feet designated on11.5 acres. This area will include an anchor tenant – Marigold Market & Cafe – occupying15,000 square feet.Other potential amenities within The Grove include10.5 acres of parks and open space featuring sport courts,a playground,and connections to Vybe Trail,a citywide trail system.There is also potential for a1 ,500-square-foot indoor meeting spaceandthe possibilityofa Hays County facility being incorporated into the design.
