**American Ventures Plans 100-Acre Mixed-Use Development in San Marcos**

American Ventures is setting its sights on San Marcos for a transformative 100-acre mixed-use district and is currently collaborating with local officials to create economic incentives to support the ambitious project.

According to a report from the Austin Business Journal, the developer’s plan includes the construction of 1,196 multifamily units, 44 townhomes, 84 single-family homes, 120 build-to-rent homes, 16 live-work-play units, a 130-room hotel, and approximately 144,200 square feet of office, retail, and grocery space. The proposed development would be located near the intersection of East McCarty Lane and Rattler Road and is expected to roll out in three phases, with full completion targeted for 2031.

The agreement under consideration with the city may include property and sales tax abatements. Even with incentives factored in, the project is projected to generate a significant economic impact—an estimated $145.5 million in property, sales, and hotel tax revenues for the City of San Marcos, and about $66.1 million in sales and property tax revenues for Hays County.

Key partners involved in the project include BGE Inc., Metcalfe Wolff Stuart & Williams LLP, and DPFG Inc.

San Marcos, located about 30 miles south of Austin, is home to Texas State University and has a population nearing 75,000. The proposed development reflects the area’s ongoing growth and appeal as a key destination within Central Texas.
