Developer Approved for St. Elmo's Mixed-Use Project

The St. Elmo neighborhood in the city is experiencing significant transformation, despite its predominantly industrial nature. Leifer Properties has received approval from the Austin Planning Commission to rezone a 4.7-acre property on Industrial Blvd and Willow Springs Road from industrial to mixed-use.

This site, currently occupied by a large warehouse, will be developed into approximately 700 multifamily units and over 10,000 square feet of retail space by Leifer Properties. The project also includes plans for affordable housing with 68 units designated for individuals earning between 50 and 80 percent of the region’s median family income.

As part of this rezoning process, the maximum building height on this site will be increased to up to125 feet. This development marks another step towards revitalizing St.Elmo’s neighborhood with a vibrant mixed-use project that meets both residential and commercial needs.
