**Dermody Acquires Site for New Logistics Facility in Romeoville**

Dermody has acquired a 40-acre site at 251 South Pinnacle Drive in Romeoville, Illinois, within Chicago’s I-55 South industrial submarket. The site will be developed into **LogistiCenter at Romeoville**, a 460,428-square-foot Class A logistics facility. Construction is set to begin this spring, with completion expected in the first quarter of 2026.

Representing Dermody in the transaction were John Whitehead and Adam Roth of NAI Hiffman.

Strategically located near major transportation routes—including I-55, I-355, I-80, I-294, and Illinois Route 53—the site also offers proximity to the Union Pacific Joliet Intermodal Terminal and BNSF Logistics Park Chicago.

LogistiCenter at Romeoville will be a state-of-the-art cross-dock facility featuring an expandable 3,000-square-foot speculative office, 40-foot clear height, 51 exterior dock-high doors, four drive-in doors, 160 parking stalls, and up to 141 trailer spaces. Additional features include ESFR fire protection and LED lighting. The facility, which will be divisible, is designed to accommodate a range of industrial uses, including advanced manufacturing, e-commerce fulfillment, distribution, and warehousing.
