Denver investors are no strangers to the concept of adaptive reuse, as the city has seen numerous conversions from one use to another. The latest addition to this trend is a 16-story office building located in the Central Business District.
Revesco Properties and Davis Partnership Architects have teamed up for this project, which aims to transform the building into approximately 210 affordable and market-rate apartment units. According to reports from Denver Business Journal, two-thirds of these units will be reserved for tenants earning 80% or less than the area’s median income. The remaining third will be designated as market-rate units and will include studios, one-bedroom, two-bedroom, and three-bedroom options.
While there is currently no onsite parking available at this location, plans are in place to identify potential solutions later on. In addition to residential units, there are also plans for retail space on the first floor of the building along with fitness facilities and coworking amenities for future tenants.
Construction is expected to begin in July 2025 with an estimated completion date of July 2027.
