**Denver Developer Plans Conversion of Office Property into 368-Unit Apartment Complex**
The Garrett Companies, a real estate development firm, is proposing the transformation of a vacant 130,000-square-foot office building in Centennial, just south of Denver, into a vibrant multifamily residential community. Located adjacent to a Top Golf entertainment venue at 6901 S. Havana St., the existing building is set to be demolished to make way for a new apartment development.
Encompassing an 18.9-acre site, the proposed project will feature 368 apartment units spread across 14 buildings. The development, known as the Havana multifamily project, is still pending approval from the Centennial City Council. A site plan for the project was submitted in April.
Colin Wattleworth of The Garrett Companies explained the rationale behind the transformation, pointing to an oversupply of office space in the area: “Office space is not in demand in the submarket and is oversupplied.”
Amenities planned for the community include a pool, spa, amenity courtyard, playground, dog park, and multiple grilling areas. The development will also offer a clubhouse equipped with a gym, yoga studio, private workstations, a game room, coffee lounge, and a conference room—designed to support modern lifestyles and a sense of community.
This announcement comes on the heels of another major project from The Garrett Companies, which recently revealed plans for a $90 million apartment development in Longmont, Colorado.
The Centennial project reflects a broader trend of repurposing underutilized office spaces into residential developments in response to shifting market demands.
