Nichols Partnership, a Denver-based development firm, has successfully completed the construction of Art Studios. This new residential building is located at 1200 N. Lincoln in the Golden Triangle neighborhood and offers 190 mostly studio apartments. The property was previously occupied by The Art Institute of Colorado before its closure in 2018.
The $15.25 million acquisition by Nichols Partnership included not only the 10-story building but also an adjacent parking garage. With a focus on preserving the artistic legacy of this location for future residents, the development team has incorporated unique amenities such as a maker’s studio equipped with photography equipment, a 3D printer, sewing machine and easels.
One notable tenant that will be occupying space on the first floor is Colorado Photographic Arts Center to further promote art within this community.
This project marks Nichols’ third successful conversion in Denver as they have previously transformed an old hotel into Turntable Studios and converted a former medical facility into apartments in West City Park.
Overall investment for this project totaled approximately $45 million showcasing Nichols Partnership’s commitment to revitalizing communities through innovative developments like these.
