**Kolter Group Advances Alton Delray Project Under Florida’s Live Local Act**
Kolter Group is moving forward with a major residential development in Delray Beach, Florida, taking advantage of a state law that allows developers to construct affordable housing on industrially zoned land without the need for a public hearing.
The project, known as Alton Delray, will span 12.3 acres at 2101 S. Congress Avenue. According to reports, Kolter acquired the site for $21.9 million.
The development is a direct result of the state’s Live Local Act, which mandates that at least 40% of the housing units be reserved for individuals earning up to 140% of the area’s median income, promoting more accessible housing options for working families.
Alton Delray will comprise 386 apartments distributed across five residential buildings. Unit types will include 44 studios, 161 one-bedroom units, 166 two-bedroom units, and 15 three-bedroom units. The average apartment size will be approximately 951 square feet. Planned community amenities include a swimming pool and a dog park.
The project was designed by MSA Architects and reflects Kolter Group’s continued focus on multifamily developments that align with both market demand and evolving legislative frameworks.
