DeKalb County Approves Transit Mixed-Use Plan for Sustainable Development

The DeKalb County Board of Commissioners has approved the rezoning of land surrounding the Indian Creek station, which is located off Durham Road and adjacent to Interstate 285. This decision will pave the way for a dense redevelopment of the 64-acre site.

Included in this plan is a 20,000-square-foot grocery store, a community center spanning 20,000 square feet, over 1,600 apartments and approximately 300,000 square feet of office space. Additionally there will be food and beverage options occupying around2 ,500 square feet as well as four acres dedicated to parks and green space. A bus transfer facility measuring at45 ,000-square-feet will also be included.

This proposal aligns with MARTA’s strategy to increase ridership by providing convenient access to transit through development projects near stations. The agency typically offers developers ground leases as part of these partnerships which not only generates additional revenue but also allows MARTA control over what takes shape around its stations.

Later this year,MARTA plans on issuing a request for proposals in order to identify an ideal development partner for phase oneof this project.
