The DeKalb County Board of Commissioners has approved the rezoning of land surrounding the Indian Creek station, which is located off Durham Road and adjacent to Interstate 285. This decision will pave the way for a dense redevelopment of the 64-acre site.
Included in this plan is a 20,000-square-foot grocery store, a community center spanning another 20,000 square feet, as well as over 1,600 apartments. Additionally there will be approximately 300,000 square feet dedicated to office space and an additional food and beverage area measuring at around2 ,500 square feet. The project also includes plans for four acres of parks and green space along with a bus transfer facility covering about45 ,000 square feet.
This proposal aligns with MARTA’s larger strategy to increase ridership by placing people within close proximity to transit options. To achieve this goal,MARTA typically provides developers with ground leases while retaining control over what type of development takes shape around its stations. This approach not only generates additional revenue for MARTA but also ensures that developments are in line with their overall vision.
MARTA intends on issuing a request for proposals later this year in order to identify an appropriate development partner for phase oneof this project. The post announcing DeKalb County’s approval was published on Connect CRE .
