**Newmark Named Exclusive Leasing Agent for $25M Redevelopment of DC Office Tower**

Newmark has been appointed the exclusive leasing agent for 1275 K Street NW, located in the heart of Washington, D.C.

The assignment will be led by Vice Chairman Doug Mueller, alongside Executive Managing Director Ed Clark, representing co-owners Rafael Etzion and Altus Realty. The announcement follows the launch of a transformative $25 million capital investment program aimed at reimagining the 12-story, 240,000-square-foot office building into a modern, hospitality-driven workplace. The building is situated adjacent to the recently renovated Franklin Park.

The renovation plan includes the expansion of on-site amenities such as new conference facilities, collaborative workspaces, and vibrant social areas. A key architectural feature will add outdoor space designed to enhance the buildings’ connection with Franklin Park, further elevating its appeal.

“Their investment reflects the emerging trend we’re seeing across the market—targeted reinvention of well-located buildings that can meet the expectations of today’s workforce,” said Mueller.

The project seeks to position 1275 K Street as a premier office destination in downtown Washington, combining prime location, thoughtful design, and modern amenities to attract a next-generation workforce.
