### DC Partners Planning Mixed-Use Development in Fredericksburg

DC Partners is set to develop a 22-acre mixed-use project in Fredericksburg, featuring retail spaces and anchored by a luxury boutique hotel. The development, named The Meuse, will be located adjacent to the historic Klingelhoeffer House, near the intersection of Highway 290 and Main Street. Groundbreaking is expected to take place this spring.

According to the *Austin Business Journal*, the project will encompass 73,200 square feet of retail, restaurants, and tasting rooms. While the hotel brand and flag have yet to be determined, it is expected to be a high-end establishment. Retail leasing for the project is being managed by Wade Green and Hannah Schiro of Colliers Houston. Fredericksburg Convention and Visitors Bureau CEO Brady Closson noted that the development aligns with the city’s strategy to enhance midweek tourism.

Construction is projected to be completed by the end of 2027. Dallas-based Merriman Anderson Architects Inc. is leading the architectural design, with Chicago-based Curioso handling the hotel interior design. Satterfield & Pontikes has been named the construction manager for the project.
