The rezoning of 2,760 acres for Avalon Park Daytona Beach signals long-term supply growth in both housing and commercial space, with entitlements now de-risking a multi-decade development pipeline for local stakeholders.

The Daytona Beach City Commission has approved a rezoning request covering 2,760 acres of vacant land for the Avalon Park Daytona Beach planned development, paving the way for a large-scale, long-term mixed-use community. The action allows the site to be transformed from raw land into a master-planned district combining residential, commercial and other non-residential uses.

Plans for Avalon Park Daytona Beach call for 8,818 residential units along with 1,091,150 square feet of commercial and non-residential space. According to the entitlement documents, the housing program will be delivered in multiple formats, including single-family homes, townhomes and apartments, positioning the project as a sizable new residential hub within the city.

The commercial and non-residential program is expected to support a wide spectrum of uses. As reported by the Jacksonville Business Journal, the developer has outlined intentions for a charter school, a defined downtown area, shopping and restaurant offerings, a grocery store and a range of recreational amenities. These elements are designed to establish a self-contained community framework with education, retail and lifestyle components integrated into the overall master plan.

Economic impact projections tied to construction are significant. Over the life of the project, construction activity is forecast to generate approximately 27,000 jobs and more than $1.1 billion in wages. The scale of the entitlement and the associated infrastructure and vertical development mean that full build-out is expected to occur over an extended horizon of 20 to 30 years, reflecting a multi-decade development timeline.

The Avalon Park Daytona Beach initiative follows the group's earlier work at Avalon Park Orlando, which serves as a reference point for the new community. The Orlando project comprises roughly 3,400 single-family units, 1,431 multifamily units and more than 500,000 square feet of commercial space. While each location is distinct, the Orlando experience illustrates the developer's track record in delivering large master-planned communities that blend housing with substantial commercial and community-serving uses.

With zoning approvals now in place in Daytona Beach, Avalon Park Daytona Beach advances from concept to an entitled master plan, establishing a framework for phased delivery of thousands of homes and more than one million square feet of commercial and non-residential space over the coming decades.
