**DarwinPW Realty Represents Buyer in Elmhurst Industrial Acquisition**

DarwinPW Realty/CORFAC International recently brokered the sale of a 40,048-square-foot industrial facility located at 185 Industrial Drive in Elmhurst, Illinois. The transaction was completed on behalf of investor 3 Flat LLC by DarwinPW Realty’s Managing Broker George Cibula, Vice President Dan Prendergast, and Associate Luke Ferzacca.

The firm is currently marketing the property for lease. The seller was represented by their in-house legal counsel.

“This is an amazing infill building in a pro-business community in close proximity to O’Hare Airport,” said Prendergast. “We think it is a fantastic opportunity for the buyer and that it will be leased quickly.”

Built in 1975, the building is situated in a prime DuPage County location just south of O’Hare International Airport. It offers convenient access to the I-294/I-290 Interchange, Route 83, and the new I-394 extension. The industrial asset features an 18-foot clear height, a 6,418-square-foot second-story office area, five exterior docks, two drive-in doors, and existing distribution infrastructure.
