**Developer Plans Major Mixed-Use Project in Dania Beach**

A New York-based developer is planning a major redevelopment project in Dania Beach, Florida. The proposal calls for the demolition of a 65,000-square-foot office building to make way for a mixed-use development that includes hotel, residential, and commercial components.

The developer, Ralph Braha, who originally purchased the property in 2006 for $7.9 million, has now unveiled plans to transform the 3.26-acre site located at 225 to 255 East Dania Beach Boulevard. The existing office building, constructed in 1956, would be replaced with a vibrant new project aimed at revitalizing the area.

The proposed development includes:

– 168 condo/hotel units
– A 168-room hotel
– 18 townhouses
– 19,677 square feet of commercial space
– 486 parking spaces, including 121 mechanical parking lifts

The design outlines three seven-story towers, each featuring a rooftop pool and ground-floor commercial space. Two of the towers will house 84 condo-hotel units each, while the third tower will consist entirely of hotel rooms.

The project is currently under review and still requires site plan approval from the Town of Dania Beach.

This marks a significant step forward in the ongoing transformation of Dania Beach into a more dynamic, mixed-use community.
