**Developer Plans Major Mixed-Use Redevelopment in Dania Beach**
A New York-based developer is proposing a significant transformation of an aging office site in Dania Beach, Florida. The proposed redevelopment would demolish a 65,000-square-foot office building originally constructed in 1956, replacing it with a vibrant mixed-use project featuring hotel, residential, and commercial components.
Ralph Braha, who purchased the property in 2006 for $7.9 million, has filed plans for the redevelopment of the 3.26-acre site located at 225 to 255 East Dania Beach Boulevard. After nearly two decades of holding the property, Braha is now moving forward with an ambitious vision that aims to revitalize the area.
The development plan includes:
– 168 condo-hotel units
– A 168-room hotel
– 19,677 square feet of commercial space
– 18 townhouses
– 486 parking spaces, including 121 mechanical parking lifts
The proposed design features three seven-story towers, each equipped with a swimming pool and ground-floor commercial space. Two of the towers are intended to house 84 condo-hotel units apiece, while the third tower will contain all 168 hotel rooms.
The project is still pending site plan approval from the town of Dania Beach. If approved, it would represent a major investment in the continued growth and revitalization of the area.
