**New Mixed-Use Development Proposed in Dania Beach**
A New York-based developer has unveiled plans to redevelop a 3.26-acre site in Dania Beach, currently occupied by a 65,000-square-foot office building, into a large-scale mixed-use project featuring residential, hotel, and commercial components.
The developer, Ralph Braha, who acquired the property in 2006 for $7.9 million, proposes to replace the mid-century office building—originally constructed in 1956 and located at 225 to 255 East Dania Beach Boulevard—with a comprehensive redevelopment. The proposed project still requires site plan approval from the town.
According to the submitted plans, the new development would include:
– 168 condo-hotel units
– A 168-room hotel
– 18 townhomes
– 19,677 square feet of commercial space
– 486 parking spaces, including 121 mechanical lift systems
The project would be composed of three seven-story towers, each featuring a swimming pool and ground-floor commercial space. Two of the towers would house the condo-hotel units, while the third would serve as a traditional hotel structure.
If approved, the development is expected to create a significant transformation in the Dania Beach area, blending residential, hospitality, and retail uses into a single unified site.
