**Dania Beach Developer Unveils Ambitious Mixed-Use Project**
A New York-based developer has submitted plans to redevelop a 65,000-square-foot office building in Dania Beach into a dynamic mixed-use complex featuring residential, hotel, and commercial elements.
Ralph Braha, who purchased the 3.26-acre property located at 225 to 255 E. Dania Beach Boulevard back in 2006 for $7.9 million, intends to replace the aging office structure—originally built in 1956—with a new, modern development.
According to the proposal, the site will be transformed to include:
– 168 condo-hotel units
– A 168-room standalone hotel
– 18 townhouses
– 19,677 square feet of commercial space
– 486 parking spaces, including 121 mechanical parking lifts
The envisioned plan features three seven-story towers, each designed with a rooftop pool and retail space on the ground floor. Two of the towers would house the condo-hotel residences, while the third would be dedicated entirely to hotel accommodations.
The project is currently pending site plan approval from the town. If approved, it stands to significantly reshape the landscape of Dania Beach by introducing new housing and hospitality options, alongside increased commercial activity.
