**Dania Beach Office Property to be Transformed into Mixed-Use Development**
A New York-based developer is planning to redevelop a 65,000-square-foot office building in Dania Beach into a large-scale mixed-use project that includes residential, hotel, and commercial components.
Ralph Braha, who acquired the property in 2006 for $7.9 million, has submitted his first proposal to redevelop the site. The existing office building, which dates back to 1956, is located on a 3.26-acre parcel spanning 225 to 255 East Dania Beach Boulevard.
According to the proposal, the new development would consist of:
– 168 condo-hotel units
– A separate 168-room hotel
– 18 townhouses
– 19,677 square feet of commercial space
– 486 parking spaces, including 121 mechanical parking lifts
The plan envisions three seven-story towers, each featuring a pool and ground-floor retail or commercial space. Two towers would house the condo-hotel units (84 in each), while the third tower would contain the 168 hotel rooms.
The mixed-use project is still subject to site plan approval from the City of Dania Beach.
