**Dania Beach Developer Unveils Plan to Transform Office Property into Mixed-Use Project**
A New York developer has proposed a major redevelopment project in Dania Beach that would replace a longstanding office building with a vibrant mixed-use development. The plan envisions a dynamic combination of residential, hospitality, and retail elements in the heart of the community.
The existing 65,000-square-foot office building, located on a 3.26-acre site at 225 to 255 E. Dania Beach Boulevard, was originally constructed in 1956. Ralph Braha, the property’s owner since purchasing it for $7.9 million in 2006, has now submitted plans to redevelop the site with a transformative vision for the area.
According to the proposal, the current building would be demolished to make way for a new three-tower complex. The development would feature:
– 168 condo/hotel units
– A 168-room hotel
– 19,677 square feet of commercial space
– 18 townhouses
– 486 parking spaces, including 121 mechanical parking lifts
Each of the three towers would rise seven stories and include a pool. Two of the towers would each contain 84 condo-hotel units, while the third tower would house the 168 hotel rooms. Commercial space would be situated on the ground floors, complementing the residential and hotel offerings.
The project still awaits site plan approval from the Town of Dania Beach before moving forward.
