**Dallas Leads Nation in Industrial Construction Pipeline**

Dallas-Fort Worth has emerged as the most active industrial market in the United States in terms of future development, solidifying its position as a national leader in industrial real estate.

According to CommercialEdge, the Metroplex currently has 24.1 million square feet of industrial space under construction, spread across 96 properties. This places Dallas ahead of all other markets nationwide, with Phoenix ranking second at 15 million square feet, followed closely by Houston.

In the first two months of 2025 alone, approximately 2.4 million square feet of industrial space broke ground in Dallas-Fort Worth. This new development, spread over seven properties, represents 0.2% of the region’s total industrial inventory — slightly higher than the national average of 0.1%.

Year-to-date through February, nearly 3 million square feet of industrial space has already been delivered in the Metroplex, amounting to 0.3% of the area’s total industrial stock and matching the national average. Among peer cities, only Phoenix has recorded higher year-to-date deliveries, with 6.6 million square feet completed.

Dallas-Fort Worth continues to be a major force in the industrial real estate sector, reflecting strong regional demand and a robust development pipeline.
