A new development in Uptown Dallas, known as 23Springs, has reached its highest point of construction. The project is a joint venture between Granite Properties and Highwoods Properties and will feature a 26-story office tower along with other mixed-use elements. Construction financing of $265 million was provided by Bank OZK for the project, which is expected to be completed in March 2025.
Located at the intersection of Maple Avenue and Cedar Springs Road, the complex spans over 642,000 square feet and includes two restaurant buildings totaling approximately 16,000 square feet as well as a half-acre park. Currently at 60% occupancy rate, major tenants include law firm Sidley Austin and Deloitte according to Commercial Edge reports. Other potential tenants include popular restaurants Élephante from Wish You Were Here Group and Little Ruby’s Café along with Savills leasing space on the office tower’s fourteenth floor. The restaurants are set to open in fall of 2025; Élephante will occupy a two-story building facing Maple Avenue while Little Ruby’s Café will be located in another one-story building overlooking the newly developed park named after its address – “23Springs Park”.
