Dalfen Industrial has brought its fully leased Airport Logistics Center in Austin to market following a major expansion by furniture maker Four Hands. The tenant recently increased its space requirements at the property to just over 800,000 square feet across two buildings, and the warehouse complex is now reported to be 100% occupied. The logistics facility, located at 6106 Ross Road, was developed by Dalfen in 2024 and reflects the firm’s focus on modern distribution assets.
A JLL investment sales team led by Witt Westbrook, along with Trent Agnew, Rob Ellwood and Kyle Mueller, has been engaged to market the property. Their assignment comes as institutional and private buyers continue to target stabilized industrial assets with strong tenancy profiles, particularly those supported by e-commerce and logistics demand. With the facility fully leased and recently delivered, the offering may appeal to investors seeking predictable cash flow backed by a single, long-term industrial occupier.
Four Hands, the sole tenant referenced at Airport Logistics Center, is operating under a weighted-average remaining lease term of 5.1 years. The commitment follows the company’s decision to expand its footprint at the project to accommodate its growing logistics and distribution needs. The tenant now occupies just over 800,000 square feet across the two buildings at the site, aligning with the kind of large-scale, last-mile and near-last-mile occupancy that many industrial investors prioritize.
Dalfen states that its investment strategy centers on last-mile industrial properties in the nation’s top markets, emphasizing locations that are close to end consumers and positioned to serve e-commerce and logistics users efficiently. The development and lease-up of the Airport Logistics Center in 2024, followed by bringing the fully occupied facility to market, is consistent with that approach of creating and trading modern distribution assets in high-demand locations.
Four Hands itself is a globally recognized wholesale home furniture and decor brand that has been in operation since 1996. The company is headquartered in Austin, Texas, and its large presence at Airport Logistics Center underscores the role that local and regional brands can play as anchor users in modern industrial parks. As the property moves through the marketing process, the combination of new construction, full occupancy and an established tenant brand will likely be key considerations for prospective buyers evaluating the opportunity.
