Dalfen Industrial Acquires Two-Building, Multi-Tenant Portfolio in Chicago’s O’Hare Submarket
Dalfen Industrial has announced the acquisition of a 56,000-square-foot, two-building industrial portfolio located at 801–823 and 808 Central Avenue in Wood Dale, Illinois. Situated in the strategic O’Hare submarket of Chicago, the properties are currently 66% leased and accommodate seven tenants, with individual suite sizes ranging from approximately 3,000 to 7,000 square feet.
The acquisition was facilitated through a long-standing relationship with real estate services firm Colliers. The buildings are equipped with five dock-high doors and six drive-in doors, offering highly functional space for a range of industrial tenants.
The location offers excellent connectivity, with direct access to major interstates including I-90, I-290, and I-294, and is only a short distance from O’Hare International Airport. This submarket is recognized as a key distribution hub, attracting major logistics and e-commerce companies such as Amazon and FedEx.
“This acquisition aligns with our strategy of targeting well-located, functional industrial assets that offer both current income and upside through lease-up,” said Michael Cohen, Head of Acquisitions at Dalfen Industrial.
Headquartered in Dallas, Dalfen Industrial is a leading owner and operator of industrial real estate, currently managing more than 55 million square feet of properties across the United States.
