Cushman & Wakefield has arranged the sale of 8511 Pepco Place, a Class A industrial facility in Upper Marlboro, Maryland, for $56.6 million. The 202,976-square-foot building was acquired by Stockbridge from TA Realty in an investment sale that underscores ongoing demand for modern, well-located industrial product serving the Washington, D.C. region.

The property, located adjacent to the I-495/I-95 corridor, offers direct access across the broader D.C. Metro area and sits roughly 15 miles from downtown Washington, D.C. Its positioning along these major transportation routes supports regional distribution and service capabilities, making the asset a strategic node for tenants serving data centers and other infrastructure-intensive uses.

Cushman & Wakefield’s Mid-Atlantic Industrial Advisory Group handled the disposition on behalf of TA Realty. The team of Jonathan Carpenter, Graham Savage, Dawes Milchling and James Check represented the seller throughout the marketing and transaction process, working to match the stabilized industrial asset with institutional capital targeting the region. The deal highlights the role of specialized industrial advisory teams in connecting long-term owners with buyers focused on logistics and mission-critical facilities.

The building is fully leased to Harris Company, described as one of the nation’s largest mechanical contractors. Harris Company provides services to data center hyperscalers, and recently expanded its footprint at 8511 Pepco Place to occupy the remainder of the building. The company also leases 75,000 square feet at the neighboring 8520 Pepco Place, creating a concentrated operational presence for Harris within this industrial pocket of Upper Marlboro.

In commenting on the transaction, Carpenter, an Executive Managing Director with Cushman & Wakefield, noted that 8511 Pepco Place presented a compelling opportunity to acquire a Class A industrial property with strong in-place tenancy from Harris Company and immediate connectivity to the broader Washington, D.C. metropolitan market. With full occupancy, institutional ownership and proximity to major highways, the asset reflects ongoing investor interest in high-quality industrial facilities that support data center and infrastructure-related demand.
