CrownPoint Partners has announced the successful sale of a newly constructed, single-tenant, net-leased Chipotle Mexican Grill Drive-Thru property in Toledo, Ohio, for $2.2 million.
Julius Swolsky and Shannon Bona, Managing Partners and Co-Founders of CrownPoint Partners, represented the seller, DWJS LLC—an Ohio-based developer and repeat client. The transaction was completed in collaboration with Joe Swolsky, Principal of Prime Retail Advisors in Toledo. The buyer is a private investor based in the Mid-Atlantic region.
Located at 3360 Glendale Avenue, the site features a 2,325-square-foot building that includes a “Chipotlane” drive-thru on a 0.68-acre parcel. The property is secured under a 15-year triple-net lease with 10% rental increases every five years and includes four additional five-year renewal options. Positioned directly behind the University of Toledo Health Science Campus, the University of Toledo Medical Center, and the Rehabilitation Hospital of Northwest Ohio, this prime location supports long-term value for the tenant and investor.
