A record-sized single-building sale backed by a long-term Lowe’s lease, alongside a significant manufacturing investment, reinforces liquidity for large, credit-anchored industrial product in Phoenix.

CRG has completed the sale of Building C at The Cubes at Mesa Gateway, a large-scale industrial facility totaling approximately 1.2 million square feet. The property is a newly delivered Class A warehouse developed as a build-to-suit for Lowe’s and is fully leased to the home improvement retailer for use as a regional distribution hub.

Cushman & Wakefield represented CRG in the transaction and also sourced the buyer. According to the brokerage, the sale of Building C ranks as the largest single-building industrial transaction completed in Phoenix so far in 2026. The deal underscores the scale of the facility and the role it plays within the broader logistics and distribution network serving the region.

The brokerage team from Cushman & Wakefield coordinating the sale consisted of Will Strong, Molly Miller, Jack Stamets, Michael Matchett, and Madeline Warren. Their assignment covered both marketing the asset and facilitating the transaction on behalf of the seller. Specific details regarding the buyer and sale pricing were not disclosed in the source material.

The Cubes at Mesa Gateway is a large master-planned industrial park that collectively provides more than 4 million square feet of warehouse space. The campus is positioned to accommodate a range of logistics, distribution, and manufacturing users requiring modern, high-capacity facilities. Building C’s size and lease to Lowe’s highlight the property’s role as a major regional logistics node within the overall project.

In addition to the Building C sale, the park is drawing manufacturing and technology investment from other users. Hadrian, an advanced manufacturing company, has announced plans to establish a large-scale manufacturing and software hub in Building A at The Cubes at Mesa Gateway. The facility will encompass approximately 270,000 square feet and represents a stated investment of $200 million by the company.

Hadrian’s forthcoming operation in Building A reflects the park’s ability to attract tenants beyond traditional distribution users, including advanced manufacturing and technology-driven operations. Together, the fully leased, build-to-suit regional hub for Lowe’s in Building C and Hadrian’s planned manufacturing and software hub in Building A illustrate how The Cubes at Mesa Gateway is being activated by both logistics and high-value industrial users.
