**Crescent Communities and Fortius Capital Partners Sell 449K-SF Industrial Facility in Charlotte**
Crescent Communities and Fortius Capital Partners have completed the sale of AXIAL Rapid Commerce, a 449,069-square-foot Class A industrial facility located at 500 Rhyne Road in Charlotte, North Carolina. The facility was developed through a joint venture between the two partners, with Pacolet Milliken, the project’s limited partner, acquiring the development.
Leased by Amazon for use as a distribution center, AXIAL Rapid Commerce features 3,850 square feet of office space, 338 auto parking spaces, 106 trailer parking spaces, two drive-in doors, and multiple storefronts. The state-of-the-art facility offers 36-foot clear heights and abundant dock doors, making it suitable for a wide range of industrial users.
Financial support for the project was provided by Pacolet Milliken and TD Bank. Colliers handled leasing responsibilities, while Evans served as the general contractor. DMA Architecture led the design, with Osborn Engineering overseeing civil engineering.
The development reflects strong demand for modern distribution space in the Charlotte market and highlights the continued growth of the city as a logistics hub.
