Creation to Develop Class-A Industrial and Retail Project in North Fort Worth
Creation has acquired a 38-acre site in North Fort Worth with plans to develop it into a three-building, Class-A industrial campus, complemented by a new ground-up retail center. Located at the prominent intersection of Loop 820 and Marine Creek Parkway, the project—named MC820 Logistics—will encompass approximately 451,032 square feet across the three industrial buildings.
The development is a joint venture with a real estate fund advised by Crow Holdings Capital. LGE Design Build is leading the architectural and construction efforts in collaboration with Manhard Civil Consulting. Leasing for the site is being managed by Matt Carthey, Thomas Grafton, and Trey Goodspeed of Holt Lunsford Commercial.
Construction on the first phase of MC820 Logistics is anticipated to begin this summer, with completion projected for late 2026.
Adjacent to the industrial campus, Creation is also developing The Shops at MC820 on a neighboring six-acre parcel. This retail component will feature a diverse mix of restaurant and service-oriented retail spaces. It is designed to serve as a strategic amenity for the employees at MC820 Logistics, with offerings expected to include national drive-thru chains, fast-casual and full-service dining, as well as other supporting retailers.
